Terms and Conditions!
Confirmed Booking:
Reservations are not confirmed until a deposit is received by credit/debit card,
cash, or (clearance of) a cheque. Please note that deposits are non-refundable!
Deposits:
A minimum deposit of £50 is requested to secure a booking.
Cancellations:
When cancelled rooms cannot be re-let we reserve the right to charge you forthe total
cost of the booking. Every effort will be made to re-let rooms but no guarantees on
liabilities can be given as cancellations are invariably made at very short notice.
Insurance:
All Guests are strongly advised to take out appropriate cancellation insurance as a
precaution against unforeseen eventualities. Insurance is inexpensive and widely available.
Room Availability:
Rooms will be available from 2.30pm on the day of arrival. Guests are asked to vacate their
rooms by 10.00am on the morning of their departure. If required, personal baggage and
belongings may be temporarily left in the care of the Guest House on the day of departure.
Smoking Policy:
In accordance with the law, and in the interest of safety and the comfort of
others, the Guest House operates a strict 'No Smoking Policy' throughout.
(This policy became a 'Legal Requirement' from 1st July 2007).
Should you choose to disrespect thisrule by either smoking in your room or the en-suite area,
or even out of your bedroom window, you will be asked to leave and will be liable for the full
cost of your booking. You will also be charged for the additional costs of the cleaning of
curtains, upholstery etc.. We will seek to reclaim any financial losses to the business,
for example; our inability to re-let the room (due to possible lingering smoke odour) and
we will also seek to reclaim any legal costs that may be incurred during the whole process.
Loss, Damage and Liability:
We are not liable for any loss or damage to any money, jewellery, or other articles of value.
We reserve the right to recover the cost, of making good to any damage, malicious acts
of vandalism or negligence caused by you. We do not accept responsibility for loss of
or damage to motor cars or other vehicles of any kind, or any property left in them.

Loss Property:
Personal property left behind will be safely held pending instruction, such property will only be
forwarded at the owner’s expense. Unclaimed property will be disposed of after a one month period.
We aim to ensure our guests have a pleasant and enjoyable stay with us and to resolve any problem that should arise as
soon as possible. It is the responsibility of our guests to respect the privacy, comfort and well being of their fellow guests.
